Many business owners negotiate a new lease with the property owners’ real estate broker. This can be a major disadvantage for the business owner. The broker representing the landlord has signed a listing agreement which states the broker has a “fiduciary responsibility” to the property owner. When that broker writes a lease contract for the business owner, the contract could potentially benefit the landlord, not the business owner.
Retail Tenant Source does not take property listings. I never represent the landlord – I represent only you! I am going to get you the best deal possible. You have a right to representation in any real estate transaction; why not use that to your advantage?

Before I begin searching for your new location, I meet with you and review every detail of your business plan. I want to know exactly what you are looking for in a retail space. I will research suitable properties and create a short list of sites that will work to your benefit. Once a site is settled on, I will prepare a letter of intent to lease and begin the negotiation process of getting you the best lease terms possible.

What if you already have a location and have been doing business there for years? If you have seen your business drop off substantially due to the current economic climate, I may be able to help you. Many landlords are willing to renegotiate their current leases with good tenants. They would rather receive a little less rent than see you go out of business and leave them with a vacancy.
